FAQs (EPC Related)

  • An Energy Performance Certificate (EPC) rates your home’s efficiency from A (most efficient) to G. You legally need a valid EPC to market a property for sale or rent in the UK. It’s also often requested for remortgaging. EPCs are valid for 10 years.

  • It’s a non-intrusive visit. The assessor measures the property and records details of walls, roof, windows, heating/hot water systems, insulation, and lighting. They’ll take photos for evidence (no personal items) and then lodge the report on the national register.

  • Most homes take 30–60 minutes depending on size, layout and access (loft/outbuildings). Larger or more complex properties can take longer.

    • Ensure access to all rooms, meters, boiler/cylinder, and loft.

    • Gather evidence of upgrades: insulation certificates, window FENSA docs, boiler paperwork, solar PV/MCS, extension drawings, etc.

    • Clear loft hatches and ensure any keys are available.

  • Yes. We can assess listed and non-standard homes. Where we can’t verify something (e.g., insulation with no access or proof), the software uses default assumptions, which may lower the rating, so evidence really helps.

  • You can cancel or reschedule your appointment for free so long as its at least 24 hours before your appointment. Within the 24 hour window you will be charged a late cancellation fee.

  • You can enquire about a same-day EPC via WhatsApp as this is the fastest way to contact us, however it’s all dependant on our schedule for that particular day.

 FAQs (Floor Plans & Thermal Imaging Related)

  • Yes, we use the top of the range premium software to produce our floor plans.

  • With our keen eye and talent for detail, our floor plans are exceptionally accurate. However, there will always be a margin of error. Floor plans aren’t required for the sale of a property and are generally for illustrative purposes only.

  • Room layout, approximate dimensions, doors/windows, fixed fittings (kitchen/bath), stairs, and orientation as standard. Extra can be requested in reason.

  • Thermal imaging (infrared thermography) shows surface temperature patterns, helping us spot potential heat losses, insulation gaps, thermal bridging, air leakage, and hidden moisture risks.

  • It’s ideal for pinpointing cold spots, draught paths, missing/settled insulation, underperforming windows/doors, underfloor heating layout/issues, and potential overheating of building services.

  • As our thermal surveys are highly comprehensive, it could take up to 4 hours to complete depending on the size of the dwelling.

  • We recommend having the heating on high for 4 hours prior to our visit. This is so we can clearly see the “leakage” of heat (thermal radiation).

  • Thermal imaging shows surface temperature differences, not hidden structural defects by itself. Wind, rain, recent sun on walls, reflective surfaces (shiny tiles/metal), and internal heat sources. Not to worry; If the conditions aren’t suitable, we’ll advise to reschedule.
